Elite International Real Estate Ltd is a non-regulated property finance broker and introducer. We are not a lender and we do not provide regulated mortgage advice.
We assist with property-finance enquiries including areas such as bridging finance, development finance, commercial property finance, investment property finance and other forms of business-purpose or property-related funding.
Where appropriate, we may introduce clients to third-party lenders, finance brokers, intermediaries or other finance professionals.
Any regulated activity that is required in connection with a transaction must be carried out by an appropriately authorised firm or individual.
An introduction by Elite International Real Estate Ltd does not constitute a guarantee of finance, a commitment to lend or personalised regulated financial advice.
I would also change the later section headed “Regulated and unregulated finance” to this:

We do not undertake regulated mortgage advice or other regulated activities unless expressly stated otherwise and legally permitted.
Some forms of commercial, investment, development, bridging and business-purpose property finance may fall outside the scope of FCA regulation. Other transactions may be regulated depending on the borrower, security, property use and circumstances of the transaction.
If a proposed transaction requires regulated advice or arranging, the client may be referred to an appropriately FCA-authorised broker or other regulated professional.
